Most Hisar homes are built once, on a plot between 200 and 500 square yards, for a family that will live in them for decades. Getting the plan right on that plot — not the elevation, the plan — is what separates a house that works from one the family quietly fights for years.
Start with how the family actually lives
Before any elevation, we map the real life of the house: how many generations, who needs privacy from whom, where the family actually gathers (usually the kitchen and an informal sitting space, not the formal drawing room), and how guests and functions are handled. A plan built around real life beats one built around a borrowed floor plan every time.
The 200–300 sq yd plot
On a compact plot, the enemy is a dark, corridor-like middle. A small internal court or light well, a double-height cutout, and a stair placed to bring light down are what keep the house bright and generous despite its size. Ground floor for the elders and shared living; bedrooms above; a usable terrace on top.
The 400–500 sq yd plot
With more land, the temptation is to build big and end up with rooms nobody uses. We resist it: fewer, larger, better rooms; a genuine courtyard or lawn as the heart; a clear separation between the family's private wing and the spaces where guests and functions happen. A veranda that the family lives on for eight months of the year earns its space many times over.
Elevation: quiet beats loud
The kothis that still look good in fifteen years are the calm ones — a disciplined palette of fluted stone, warm wood and off-white render, deep shading over the windows, and a real entrance rather than a decorated façade. Loud elevations date fast; proportion and material age well.
