Why is a marla not one fixed size?
The same word is used for 272.25 sq ft, for 225 sq ft and, in some sectors, for a category with no fixed area. Nothing in the word tells you which.
The revenue marla is 272.25 sq ft, or 30.25 gaj. Twenty of them make a kanal of 5,445 sq ft, or 605 gaj, and eight of those kanal make an acre.
On many tricity sector plots, a plot called 1 kanal is 500 gaj, which works out to a marla of 225 sq ft. GMADA schemes in Mohali count 1 marla as 25 gaj this way, but that does not carry over to other authorities.
In HSVP sectors and in Chandigarh, the marla name is a plot category, not a fixed area. A 10 marla plot in a Hisar sector can be about 269 gaj, and one in Chandigarh about 222 to 293 gaj, so neither figure above settles it. The gap grows with the plot. Described as 10 marla, a plot is 2,722.5 sq ft on one reading and 2,250 sq ft on the other: 472.5 sq ft apart. Over that much land, the difference changes what you can build and what you should pay.

Which figure applies to my plot?
The one in your papers. Your sale deed or allotment letter governs, not a converter and not a listing.
Look for an area stated in sq ft, gaj or sq m, and for the plot's dimensions. Length times breadth gives you a number to compare: a plot of 30 by 75 ft is 2,250 sq ft, which matches the 225 sq ft marla at 10 marla and not the revenue figure.
A plot can also match neither figure, as plots in HSVP sectors and Chandigarh can, so treat 10 marla or 1 kanal as a description until you have read the measured area. If you are buying, settle this before you agree a price per marla or per gaj.

How many sq ft is 1 gaj?
1 gaj is 1 square yard, which is exactly 9 sq ft or about 0.84 sq m. So a 200 gaj plot is 1,800 sq ft.
How many gaj are in 1 kanal?
1 kanal is 20 marla either way. That makes it 605 gaj (5,445 sq ft) on the revenue measure, and 500 gaj (4,500 sq ft) on the 225 sq ft convention.
How much does the difference matter on a 10 marla plot?
10 marla is 2,722.5 sq ft on the revenue measure and 2,250 sq ft on the 225 sq ft convention. That is a gap of 472.5 sq ft, or 52.5 gaj, on the same description.
How many kanal and marla are in 1 acre?
1 acre is 43,560 sq ft or 4,840 gaj. On the revenue measure that is exactly 8 kanal, or 160 marla.

Your papers. Your sale deed or allotment letter governs the area of your plot, and a converter only does the arithmetic. If you are buying, ask for the area in sq ft, gaj or sq m, not only in marla or kanal.
