Architect vs Contractor vs Design-Build: Who Should Build Your Home?

Before you choose an architect, you have to choose a way to build. There are three, and the one you pick shapes your cost, your quality, and how much of your life the project consumes. Here is the honest comparison — from people who work inside one of these models but will tell you when another fits.

Contractor-only

You hire a contractor who builds from a basic sanction drawing, often deciding the details on site. It can be the cheapest route on paper and works for the simplest builds. The risk is that every unresolved detail becomes an on-site decision under time pressure — and there is no independent party checking the work against your interests.

Design-build (turnkey)

One company designs and builds under a single contract. It is convenient and gives one point of accountability. The trade-off is that the same party that designs your home also prices and builds it, so the independent check between design intent and construction quality is weaker — you are trusting one entity to mark its own work.

Architect-led

The architect designs, prepares complete working drawings and supervises; a separate contractor builds to those drawings and is paid against measured, certified work. How to choose
