Whole-home rates are a cross-check, not an extra. They often include items outside this room list, such as flooring and lighting. The top of each band is NoBroker's rate, which it applies to built-up area, so a quote on that basis can run higher. GST treatment varies and should appear on your quote.

How does this calculator work?
It adds up a published range for each room you tick, then shows a whole-home rate beside it as a cross-check.
Each line spans the published figures for that tier across the sources below, with bedroom bands starting from NoBroker's 10 by 12 ft room, though their tops can come from larger rooms, and POP or gypsum rates for a basic ceiling. That makes the ranges wide, and it shows how far published figures disagree. Kitchens, living rooms and bedrooms are fixed amounts per room. Only the false ceiling moves with your carpet area. NoBroker gives two totals for the 10 by 12 ft bedroom, a package table and a line-by-line breakdown, and the bedroom bands span both.
Two cases need care. Published bedroom packages can include a wardrobe and a plain ceiling, so the calculator does not add wardrobes on top of bedrooms, and ticking false ceiling as well may count part of the ceiling twice. Room figures also fit a mid-sized home best: rooms in a large home outgrow them, and some come from 3 BHK pages, so a 1 BHK can total more than its whole-home rate. In both cases, the whole-home rate is likely the closer guide.

Which area does the rate apply to?
Carpet area here. A vendor may mean something else.
Carpet area is the floor inside the walls. Built-up area also counts the walls, so it is larger, and the same rate on it gives a higher total. Studio Matrx's tool asks for carpet area and Asian Paints uses it for its 2 BHK figures, while most of the other pages we read do not state a basis.
NoBroker is the exception that matters. It says its per sq ft method uses built-up area, and its rates set the top of every whole-home band here. We apply them to carpet area without converting them, so the top of the whole-home cross-check is lower than NoBroker's own method would give, and a quote on that basis can come to more.
When you choose a BHK, the calculator assumes the middle of a published typical size: 500 sq ft for 1 BHK, 850 sq ft for 2 BHK, 1,400 sq ft for 3 BHK, 2,100 sq ft for 4 BHK. NoBroker publishes those sizes without naming a basis, and they may be built-up like its rates, so enter your own carpet area if you have it. Covered area in our construction calculator is a different measure again, because it counts every floor to the outer face of the walls.
Is GST included?
Assume not, and make sure it appears on your quote.
GST treatment varies with how a contract is written, and most of the pages we read do not say whether their figures include it. NoBroker's living room page says GST is additional. Asian Paints advises allowing 18% on services and checking the rate on materials. We have not added GST to any figure on this page, and this is not tax advice.
How does this fit with the construction calculator?
They measure different things, so use them at different stages.
The 25 to 40% in our construction cost calculator is a first allowance from our tricity guide, added on top of structure and finishes, for interiors, landscape and compound walls together. That calculator applies the same percentage to its Hisar bands, although it comes only from the tricity guide. This page prices interiors alone, from national published ranges by room and carpet area.
Test the allowance against the room total if your home has apartment-sized rooms, and against the whole-home figure if its carpet area is above 2,400 sq ft, where that rate is likely the closer guide. The two can disagree on one house: the room total can fit while the whole-home figure passes the allowance, at basic and mid-range as well as premium, and the allowance still has to pay for landscape and compound walls. That is a scope decision to make early.
The figures are not like for like. Whole-home packages can include flooring and bathrooms, which partly overlap the finishes in a construction band. Our tricity Premium band also buys a substantial modular kitchen, and the room list here adds a kitchen by default, so untick it if your construction figure already pays for one.

What can the room figures leave out?
Anything outside the lines you ticked, and a few things people forget. What each source folds in varies, so check these against every quote.
- Kitchen appliances and loose decor
- Bathrooms, flooring, painting and electrical work, though some sources fold part of this in: NoBroker's 10 by 12 ft bedroom total has a flooring line
- Civil changes, which Asian Paints says can add 20 to 40% together with electrical, plumbing and similar items
- A design fee, which Asian Paints puts at 10 to 15% of project cost
- A contingency, which Asian Paints puts at 10 to 15% at least
- GST, unless your quote says it is included
Where do these figures come from?
Published pages by Indian interior firms and platforms, read in October 2026.
Most of these publishers sell interiors or leads for interiors, so read the numbers as marketing figures rather than audited prices. Several describe metro cities, and one is written about Gurgaon. We have not measured rates in Hisar or the Chandigarh tricity, and they may differ in either direction.
Sources use different tier names. We read Livspace's Essentials-only, Premium and Luxe as Basic, Mid-range and Premium here. Studio Matrx also publishes a higher Luxury tier, which is why Premium has no fixed top.
DesignCafe prices kitchens and wardrobes in three steps of its own, and we read those in order. So the Mid-range kitchen and wardrobe lines include its acrylic and its sliding or glass prices, even though its materials list, shown in the tier table above, puts acrylic and glass in Premium. If you want those materials, check the Premium line as well.

Interior cost: common questions
How much do home interiors cost per sq ft in India?
Published whole-home figures run about ₹600 to ₹1,500 per sq ft for basic work, ₹1,200 to ₹2,500 for mid-range and ₹1,800 to ₹4,500 and above for premium. The sources disagree, so these bands overlap. They are generally published market ranges, not a Black Ant quote.
How much does a 3 BHK interior cost?
At mid-range, with a kitchen, living room, dining area, three bedrooms and false ceilings on an assumed 1,400 sq ft of carpet area, the published room figures add up to about ₹9.6 lakh to ₹23.8 lakh. Published whole-home rates on the same area give about ₹16.8 lakh to ₹35 lakh.
Are these Hisar or Chandigarh rates?
No. We did not measure local rates, and we do not claim these figures are accurate for any one city. Several of the sources describe metro cities. For a figure you can rely on, get an itemised quote for your own home.
Are the figures for carpet area or built-up area?
This calculator uses carpet area, the floor inside the walls, but the sources are not all on that basis. NoBroker, which sets the top of every whole-home band, says its per sq ft method uses built-up area, and we apply its rates to carpet area without converting them, so a quote on its basis can come to more than our cross-check. Most other pages do not state a basis. Ask every vendor which area their rate is applied to, because the same rate on built-up area gives a higher total.
Does the estimate include GST?
Do not assume it does. Most of the published pages do not say whether their figures include GST, and treatment varies with how a contract is written. Your quote should show GST as its own line.
